Where in Ukraine is the Most Demand for Rental Housing: OLX Names Popular Formats

In July 2026, the highest demand for long-term rental housing in most regions of Ukraine was for houses. At the same time, in the western regions, renters actively sought rooms. The behavior of renters is influenced by the security situation, internal migration, seasonality, and the desire to find more autonomous housing.

This is reported by Delo.ua, citing data from the OLX Real Estate team, which analyzed the number of responses to a single ad on the platform.

Center and North: Houses and Two-Room Apartments Lead

In the central and northern regions, the most responses in July were for ads about long-term house rentals.

The highest figures were recorded in Kirovohrad and Poltava regions, with 52 responses per ad. In Cherkasy region, the figure was 42 responses, and in Zhytomyr, it was 28. For comparison, in Kyiv region, there were about 10 responses per house rental ad.

The demand for one-room and two-room apartments in these regions was similar. In Zhytomyr and Kirovohrad regions, both segments received approximately 38-39 responses per ad. In Poltava region, the figures were 29-31 responses, while in Kyiv, it was 19-20.

The highest activity of apartment seekers was recorded in Cherkasy region. There, a two-room apartment rental ad received 44 responses, and a one-room apartment received 40. These are the highest figures in Ukraine among the analyzed segments of long-term apartment rentals.

The demand for rooms in the central and northern regions was lower. The most responses in this segment were recorded in Zhytomyr region, with about 32 responses per ad.

West Ukraine: Renters Actively Seek Rooms

In the west of the country, the situation is different: one of the most sought-after formats of housing became rooms.

In Ternopil region, there were 43 responses per room rental ad. In Ivano-Frankivsk region, the figure was 35, and in Chernivtsi, it was 33. In Lviv and Volyn regions, there were 28 responses each.

Among apartments, two-room options were in demand in most western regions. The highest figure was recorded in Khmelnytskyi region, with 34 responses per ad. In Ternopil region, there were 29 responses, in Ivano-Frankivsk 28, and in Volyn and Chernivtsi, 26 each.

In Rivne region, the demand was somewhat lower, but here too, ads for two-room apartments received more responses—21 per offer.

The active search for rooms at this time may be related, in particular, to the beginning of the new academic season and students looking for more affordable housing.

South and Southeast: Demand Lower, but Market Reviving

In the southern and southeastern regions, the level of demand remains lower than in the central and western regions. One of the key factors is the security situation and proximity to the front line.

At the same time, in July 2026, the number of responses to ads increased compared to the previous year in all major categories of housing.

The highest demand, as in many other regions, was for house rentals. In Kherson region, there were 35 responses per ad, in Dnipropetrovsk region 31. In Zaporizhzhia and Mykolaiv regions, the figures were around 25-26 responses.

The second most popular segment was rooms. In Odesa and Dnipropetrovsk regions, one ad received about 27 responses, while in Zaporizhzhia and Mykolaiv, it was 23-25. The lowest figure in this segment was recorded in Kherson region—11 responses.

Among apartments, one-room options were the most sought after. In different regions, the figure ranged from 18 to 25 responses per ad. The highest level was recorded in Dnipropetrovsk and Mykolaiv regions—25 responses each, while the lowest was in Kherson, with 18.

East: Highest Interest in House Rentals

In the eastern regions, the highest demand also fell on houses. In Kharkiv region, one ad received an average of 37 responses, while in Sumy it was 27.

Next in demand were one- and two-room apartments. In Kharkiv region, ads in both categories received about 30 responses. In Sumy region, the average figure was 18 responses.

Rooms in these regions had lower demand: 25 responses per ad in Sumy region and 19 in Kharkiv.

Why Ukrainians Are Changing Their Rental Demand Structure

Several factors continue to influence the long-term rental housing market in Ukraine—security, internal migration, and seasonality.

The high demand for houses in several regions may indicate renters' desire to find more autonomous housing. At the same time, the active search for rooms in western regions is likely partially related to the seasonal increase in demand from students.

According to OLX, in 2026, the number of responses to a single ad was higher than in 2025. In regions with increased security risks, one of the factors reviving the market remains internal migration—people are moving to neighboring regions in search of safer housing.

It is worth noting that the annual supply of one-room apartments for sale in Kyiv has decreased by 18%. Similarly, the dynamics of demand look similar. Thus, in July 2025, there was an average of 4.4 responses per ad, while in July 2026, it was 3.7. Accordingly, the number of responses to a single offer decreased by about 17% over the year.
